Synopsis

Tampa REIA collects information when people visit its website, submit forms, register for activities, make purchases, join communications programs, communicate with Tampa REIA, or manage their preferences. Depending on the interaction, this may include names, email addresses, mobile numbers, inquiry or registration details, subscription preferences, consent records, transaction information, website usage information, IP addresses, device information, cookies, and similar identifiers.

Tampa REIA uses this information to operate and secure its website, respond to inquiries, administer registrations and communications, provide information about meetings, events, workshops, benefits, and related Tampa REIA activities, understand website performance, honor preferences, and comply with applicable requirements. Service providers such as Mailchimp, Google, telecommunications carriers, payment providers, hosting providers, and embedded-content providers may process limited information to provide their services.

Tampa REIA may offer SMS/MMS communications through Mailchimp. The Tampa REIA SMS sending number is Coming soon and texting is not available through that placeholder. A person may authorize texts through a Mailchimp or Tampa REIA form, popup, text-to-join process, registration process, written agreement, or another documented Tampa REIA enrollment method. Supplying a mobile number alone does not automatically enroll a person in an optional public marketing list. Tampa REIA retains consent and opt-out records as reasonably necessary to administer the program and honor communication choices.

1. Scope and Relationship to Other Terms

This Website Privacy, Communications, and Messaging Policy ("Policy") explains how Tampa Real Estate Investors Alliance ("Tampa REIA," "we," "us," or "our"), operated by Tampa REIA, LLC, collects, uses, discloses, retains, and protects information associated with the public staging website at tampareia.net, Tampa REIA-controlled subdomains and forms that link to this Policy, contact inquiries, testing, communications programs, and related interactions. TampaREIA.net is being prepared to replace TampaREIA.com, but this Policy applies to TampaREIA.net while it remains publicly accessible for staging and testing.

The website and communications programs are intended primarily for people in the United States. The website may be accessible elsewhere, but Tampa REIA does not target its communications programs outside the United States. Applicable law controls where it provides additional rights or imposes stricter requirements.

This Policy applies to general website visitors, contacts, registrants, purchasers, subscribers, guests, and members when they use the website or participate in a covered communications program. Separate membership, event, purchase, or service terms may apply to a particular relationship or transaction. This Policy does not replace or modify Tampa REIA's separate membership terms or signed membership agreements.

Third-party websites and services have their own terms and privacy practices. A link from Tampa REIA does not make an independently operated service part of this Policy.

Staging features may change, and some integrations described in this Policy may be inactive until configured. Information submitted to an enabled staging form may be processed and retained as real information. Visitors should not submit passwords, Social Security numbers, payment credentials, or other unnecessary sensitive information for testing.

2. Information We Collect

Depending on the interaction, Tampa REIA may collect:

  • Name, email address, mobile or other telephone number, postal address, company, and similar contact information.
  • Inquiry subject, message, interests, preferences, and information voluntarily submitted through a form or communication.
  • Event, meeting, workshop, webcast, newsletter, or other registration information.
  • Subscription status and preferences for email, SMS/MMS, telephone, or other communications.
  • Consent evidence, including enrollment source, date, time, selected channel, mobile number, program, sending number, confirmation status, IP address, and the disclosure or form version presented, when available.
  • Delivery, engagement, and interaction information, including delivery, opens, clicks, bounces, replies, and conversions.
  • Unsubscribe, STOP, HELP, suppression, and do-not-contact records.
  • Message history and information voluntarily supplied in emails, calls, text conversations, or other communications.
  • Purchase and transaction information, such as item, event, amount, status, date, and provider reference. Payment providers may collect payment-card or account details directly.
  • Account, login, and access information for any restricted website area.
  • Website and technical information, including IP address, approximate location, browser, device, operating system, referring source, pages viewed, links selected, visit times, session activity, cookies, pixels, scripts, local storage, and similar identifiers.
  • Security and anti-abuse information used to protect the website, forms, accounts, and communications programs.

Tampa REIA does not request Social Security numbers, passwords, or other sensitive credentials through ordinary public contact or communications forms. People should not submit unnecessary sensitive information through those forms.

3. How We Collect Information

Tampa REIA collects information directly when a person visits the website, submits a contact or signup form, responds to a popup, registers for an activity, makes a purchase, creates or uses an account, updates preferences, communicates with Tampa REIA, or opts in or out of a channel.

Tampa REIA and its providers may collect technical and interaction information automatically through server logs, cookies, pixels, scripts, local storage, analytics, form-security tools, embedded content, and similar technologies.

Mailchimp and other providers may collect information for Tampa REIA when they host forms, maintain records, deliver communications, process replies, measure engagement, protect forms, process registrations or payments, or provide connected-site features.

4. How We Use Information

Tampa REIA may use information to:

  • Operate, maintain, secure, troubleshoot, and improve the website, accounts, forms, and communications programs.
  • Respond to inquiries and provide requested information or support.
  • Administer registrations, purchases, accounts, communications lists, and preferences.
  • Send information about Tampa REIA meetings, events, workshops, webcasts, news, announcements, educational material, benefits, membership and renewals, surveys, and related opportunities or promotions.
  • Personalize content and measure communication and website effectiveness.
  • Confirm subscriptions, registrations, transactions, changes, and opt-out requests.
  • Prevent fraud, spam, misuse, unauthorized access, and security incidents.
  • Maintain consent, suppression, transaction, and operational records.
  • Comply with applicable legal, carrier, provider, accounting, and enforceable requirements.

5. Forms, Popups, and Direct Inquiries

Tampa REIA forms and popups may collect contact information, communication selections, interests, registration details, form source, consent date and time, technical information, and interaction or conversion information. The fields and disclosures shown depend on the form's purpose.

When someone submits an inquiry, Tampa REIA may respond using the contact information supplied and may send communications reasonably related to that inquiry. Providing a mobile number for an inquiry does not, by itself, enroll the person in an optional public SMS marketing list.

Email and SMS/MMS choices may be presented separately. Selecting email does not automatically select SMS/MMS unless the displayed form and enrollment process clearly state otherwise and obtain the permission required for the selected channels.

6. Email Communications

Recipients authorized to receive email may receive Tampa REIA meeting and event information, workshop invitations, news, announcements, educational material, benefits, membership-related information, surveys, promotions, transaction or service notices, and related updates. Frequency varies.

Marketing emails will identify Tampa REIA as the sender, use accurate routing and subject information, include a valid postal address, and provide an unsubscribe mechanism. Tampa REIA will process applicable email opt-outs and may retain a suppression record to prevent unintended re-enrollment.

Unsubscribing from marketing email does not necessarily opt a person out of SMS/MMS, telephone, or essential transaction and service communications. Broader preference requests may be submitted through Section 22.

7. Telephone Communications

Tampa REIA may place live calls concerning an inquiry, registration, transaction, membership, meeting, event, workshop, benefit, support request, or other Tampa REIA-related matter.

If Tampa REIA activates automated, artificial-voice, prerecorded, or marketing-call functions, it will use them only when supported by the permission and disclosures required for that function. Where required, consent to receive automated or prerecorded marketing calls is not a condition of purchase. Call frequency may vary. A person may revoke permission during a call or through Section 22. Tampa REIA will honor applicable do-not-call requirements and maintain appropriate suppression records.

Carriers and providers may assist with call routing, delivery, fraud prevention, analytics, lawful recording notices, and preference management. Calls may be delayed, blocked, or undelivered for reasons outside Tampa REIA's control.

8. SMS/MMS Messaging Policy and Terms

Program and message scope

Tampa REIA may operate an SMS/MMS communications program through Mailchimp. Authorized recipients may receive recurring automated messages about Tampa REIA meetings, event and workshop invitations and reminders, schedule or access changes, news, announcements, educational content, member benefits, membership and renewal matters, surveys, related opportunities, promotions, and other Tampa REIA-related business. Message frequency varies.

SMS sending number: Coming soon. MMS may be used when enabled for Tampa REIA's approved program. The program name, sending number, supported keywords, and any stated frequency shown during enrollment will govern that enrollment and will be presented consistently across applicable signup forms, popups, text-to-join promotions, and welcome messages.

Ways authorization may be recorded

Authorization may be recorded through a Mailchimp-hosted or Tampa REIA form, popup, text-to-join process, event or other registration, written agreement, or another documented process accepted by Tampa REIA and its provider. Tampa REIA may maintain the mobile number, enrollment source, timestamp, program and sending-number association, confirmation status, disclosure version, message history, and later preference changes.

The separate VIP Buyers program concerns property listings and investment opportunities rather than Tampa REIA organizational communications. Consent associated with VIP Buyers will not be treated as consent to Tampa REIA organizational messaging, and Tampa REIA organizational consent will not be treated as consent to VIP Buyers messaging.

Charges, availability, and delivery

Message and data rates may apply. Recipients are responsible for charges imposed by their wireless providers. Not all devices, carriers, numbers, or locations may be supported. Tampa REIA, Mailchimp, participating carriers, and messaging providers do not guarantee delivery and are not responsible for delayed or undelivered messages to the extent permitted by law.

Opting out

Once SMS messaging is active, reply STOP to a two-way Tampa REIA SMS message to opt out of SMS/MMS from that program. Mailchimp may recognize additional words that clearly communicate an opt-out and may apply an SMS opt-out across Tampa REIA audiences or programs under the same account as required by its platform rules. A single nonmarketing confirmation may be sent after an opt-out request. Tampa REIA may retain a suppression record to honor the request and must not use another audience or sending number to evade it.

Help

Once that function is active, reply HELP, or use the Tampa REIA Contact Us page for assistance. Enrollment disclosures and messages will identify the support method applicable to the program.

Quiet hours

Tampa REIA follows applicable quiet hours, recipient time-zone restrictions, carrier requirements, and Mailchimp scheduling controls. Messages triggered by a recipient's immediate request may be handled differently where permitted.

Number ownership and reassignment

A person enrolling a mobile number represents that the person is its current subscriber or customary user and should notify Tampa REIA if the number changes or is reassigned. Tampa REIA may suspend messaging when it learns that a number may no longer belong to the person who authorized messages.

Optional public enrollment

Where required, consent to receive automated marketing texts through an optional public signup is not a condition of purchase. This statement does not replace or reinterpret a separate written agreement or another independently applicable communication authorization.

Communication permissions and preferences may be channel-specific. Email unsubscribe, SMS STOP, telephone do-not-call, and a request to stop all optional marketing are different requests and may have different effects. Mailchimp or applicable requirements may apply an SMS opt-out more broadly across SMS audiences or programs.

A person may withdraw applicable permission through the mechanism in a message, a clear request during a call, or Section 22. Tampa REIA may send a communication needed to confirm or process the request and may retain consent and suppression records after withdrawal.

Tampa REIA may suspend or terminate participation in a channel if continued contact would violate law, carrier or provider rules, this Policy, or program security.

10. Cookies and Similar Technologies

The website may use cookies, pixels, scripts, local storage, embedded content, and similar technologies to provide requested functions, protect forms and accounts, remember choices, understand use, attribute activity, measure communications, and support advertising or social features that Tampa REIA enables.

Necessary technologies may operate to provide security or requested functions. Analytics, advertising, or preference technologies may depend on Tampa REIA's configuration and the visitor's choices. Blocking technologies through browser settings or another available control may prevent some features from functioning.

11. Google Analytics

TampaREIA.net is designed to use Google Analytics when that integration is enabled. Analytics information may be used to understand how visitors find and use the staging website, evaluate traffic and performance, identify popular content, test measurement, and improve operation. When enabled, Google may process page views, session statistics, approximate location, browser and device information, referring sources, interactions, IP address, cookies such as _ga, and similar identifiers.

Tampa REIA does not intentionally send names, email addresses, telephone numbers, form messages, or other information that Google prohibits as personally identifiable information to Google Analytics. Forms, URLs, and tracking events should be configured to avoid transmitting that information.

Analytics features—including storage duration, advertising features, Google Signals, Consent Mode, cross-domain measurement, and user-ID functions—depend on the configuration Tampa REIA enables. This Policy does not claim that an optional feature is active unless Tampa REIA has enabled it.

Visitors may limit cookies through browser controls and may learn about the Google Analytics Opt-out Browser Add-on. Google explains its processing at How Google uses information from sites or apps that use our services.

12. Mailchimp

Tampa REIA uses or is configuring Mailchimp to host or support signup forms and popups, maintain audience and consent records, manage preferences and suppression, send email, measure engagement, and support SMS/MMS messaging. Mailchimp and its providers may process contact, consent, technical, delivery, engagement, reply, and preference information when an applicable integration is enabled. A staging form does not transmit information to Mailchimp unless that connection has been activated.

The website may load Mailchimp scripts or connected-site technologies that use cookies, pixels, scripts, local storage, or similar identifiers to support signup features, recognize interactions, attribute activity, or measure performance, depending on enabled features.

13. Google reCAPTCHA

TampaREIA.net is designed to use Google reCAPTCHA when organization-controlled credentials and the integration are enabled. reCAPTCHA may be inactive during some testing phases. When enabled, it helps distinguish legitimate visitors from automated traffic and protect forms and the website from spam, fraud, and abuse, and Google may process device, browser, network, interaction, cookie, and security information to provide the service.

Google's practices are described in its Privacy Policy and Terms of Service.

14. Social Media, Embedded Content, and Advertising

TampaREIA.net may display, embed, or link to Facebook, YouTube, Meetup, calendars, email archives, advertisements, or other external content as staging features are enabled. When a visitor loads or interacts with enabled third-party content, the provider may receive the visitor's IP address, device and browser information, page visited, cookie or account identifiers, and interaction information under its own terms and privacy practices.

This Policy does not state that Meta Pixel, remarketing, targeted advertising, or another optional advertising feature is active unless Tampa REIA has enabled that feature. Tampa REIA will update its disclosure if it activates materially different measurement or advertising practices.

15. Payment, Registration, and Operational Providers

Tampa REIA may use PayPal, Smart Creator Press, and other payment, membership, event-registration, hosting, security, video, webinar, calendar, data-management, and operational providers when those staging integrations are enabled. An unfinished or disabled staging checkout should not be used to make a payment. An enabled payment provider may collect payment-card, bank, account, billing, device, and fraud-prevention information directly under its own terms. Tampa REIA may receive transaction status, amount, date, purchaser, item or registration, and provider reference without receiving full payment credentials.

The provider and terms displayed during a particular registration or purchase apply to that transaction. This Policy does not replace transaction-specific terms.

16. How We Share Information

Tampa REIA may disclose information as reasonably necessary to:

  • Mailchimp, its affiliates, subprocessors, SMS providers, and platform vendors.
  • Google when Analytics, reCAPTCHA, or another disclosed Google service is used.
  • Social-media, video, calendar, advertising, and embedded-content providers when their features are loaded or used.
  • Telecommunications carriers, aggregators, call providers, and messaging vendors.
  • Payment, registration, hosting, security, technical, data-management, and operational providers.
  • Professional advisers subject to appropriate duties or restrictions.
  • Government authorities or other parties when required by law, legal process, or a good-faith need to protect rights, safety, security, or program integrity.
  • A successor or potential successor in a merger, acquisition, financing, reorganization, or sale of business assets, subject to applicable law and appropriate safeguards.

Tampa REIA does not disclose information more broadly than reasonably necessary for the purposes described here. Statements concerning a legal "sale" or "sharing" of personal information depend on Tampa REIA's actual advertising, analytics, audience-matching, and disclosure practices and the definitions supplied by applicable law.

Tampa REIA does not sell mobile information. Mobile information, SMS opt-in data, and SMS consent records will not be shared with third parties or affiliates for their own marketing or promotional purposes.

This restriction does not prevent processing by Mailchimp, its SMS providers, carriers, aggregators, telecommunications providers, and operational service providers necessary to administer, secure, or deliver Tampa REIA's messaging program. It also does not prevent a disclosure required by law or needed to protect rights, safety, security, or program integrity.

18. Data Retention

Retention depends on the record and purpose. Tampa REIA may retain:

  • Active contact, registration, account, and subscriber records while the relationship or program remains active.
  • Consent evidence, disclosure versions, message history, and related records for the period reasonably necessary to demonstrate authorization and meet provider, carrier, or legal requirements.
  • Unsubscribe, STOP, do-not-call, and suppression records for as long as reasonably necessary to prevent unwanted contact.
  • Inquiry and support records while needed to respond and maintain appropriate business history.
  • Transaction and accounting records for applicable business, tax, dispute, and legal periods.
  • Analytics and security information according to Tampa REIA's configuration and operational needs.

Information no longer reasonably necessary will be deleted, anonymized, aggregated, or otherwise handled according to applicable requirements and technical limitations. Providers may retain information under their own settings and policies.

19. Data Security

Tampa REIA uses reasonable administrative, technical, and organizational safeguards designed to protect information collected through the website, forms, accounts, registrations, and communications programs. Measures may include access controls, account security, provider controls, anti-abuse tools, and retention practices. No website, database, transmission method, or storage system can be guaranteed completely secure.

20. Privacy and Communication Choices

Subject to applicable law and appropriate identity verification, a person may request access to personal information Tampa REIA maintains about them, ask Tampa REIA to correct inaccurate information, request deletion of information Tampa REIA is not required to retain, or update communication preferences.

Tampa REIA may request enough information to locate and verify the request and may deny or limit it where permitted, including when retention is necessary to honor an opt-out, protect security, establish or defend claims, comply with an obligation, complete a transaction, or preserve information that cannot reasonably be associated with the requester.

Communication choices can be exercised through the unsubscribe, STOP, HELP, or other mechanism described in the applicable message, or through Section 22.

21. Children's Privacy

The website and communications programs are intended for a general audience and are not directed to children under 13. Tampa REIA does not knowingly collect personal information online from a child under 13 without any notice and verifiable parental consent required by law. If Tampa REIA learns that it collected such information without required permission, it will take reasonable steps to address it. A parent or guardian may use Section 22.

23. Changes to This Policy

Tampa REIA may update this Policy to reflect changes in its website, forms, communications programs, analytics, cookies, service providers, practices, or applicable requirements. The current version will identify its effective or last-updated date and version.

If a change materially affects previously collected information or expands a communication authorization, Tampa REIA will provide any additional notice or obtain any additional consent required by law or provider rules. Posting a revised policy does not retroactively create consent where additional consent is required.

24. Governing Terms

This Policy and its communications terms are governed by applicable federal law and, to the extent not preempted, the laws of Florida, without limiting nonwaivable rights. If a provision is unenforceable, the remaining provisions remain effective to the extent permitted. A waiver on one occasion is not a continuing waiver.

When approved and published, this Policy will be Tampa REIA's privacy, communications, and messaging statement for the public TampaREIA.net staging website. Before the replacement website moves to TampaREIA.com, Tampa REIA will review this Policy against the enabled production configuration and update the domain, feature status, placeholders, and effective date. This Policy does not replace or modify separate membership, event, purchase, or service terms; modify a third party's terms or practices; or authorize conduct prohibited by applicable law or provider requirements.
